4-Dimension Room Readiness & Asset Memory Manual

How UnitVO tracks Occupancy, Housekeeping, Maintenance, and Access Permission independently, manages overlapping room blocks, and records asset repair history.

1. Four Independent Readiness Dimensions

Legacy property systems collapse room status into a single "Clean / Dirty" dropdown, causing front-desk teams to check guests into rooms with active plumbing leaks or uninspected turnovers. UnitVO computes readiness across four orthogonal dimensions:

CheckInReady = (Occupancy == Vacant) AND (Housekeeping == Inspected) AND (Maintenance == Clear) AND (AccessPermission in { Open, ScheduledWindow }) AND (ActiveRoomBlocks.Count == 0)

2. Overlapping Independent Room Blocks

Multiple teams can place independent holds on a unit simultaneously (for example, a Maintenance block for an AC compressor replacement and a Compliance block for civil defense sensor testing). Clearing the maintenance block removes only that block—the room remains blocked from check-in until every active block is cleared.

3. Equipment & Asset Memory Ledger

Every major appliance and MEP asset (split AC units, water heaters, smart locks, kitchen appliances) has an asset record tracking:

  • Make, model, serial number, installation date, and warranty expiration date.
  • Cumulative repair count and total repair spend vs. replacement cost threshold.
  • Linked spare parts inventory (SKU, minimum reorder threshold, unit cost) and contractor quote comparisons.
